This report list similar properties that were recently sold in the area to compare from in order to help derive a sales price or value for your home. Although a CMA is not considered an official appraisal, it does provide a very close estimation to determine what your property is worth.
Staging: The staging process is very important. It starts with a good cleaning, re-arranging furniture, removing personal items from plain sight & in some cases making small repairs to improve buyer potential. The idea is to help potential buyers feel at home when they are viewing the property.

A real estate contract is a document between all parties for the purchase and sale, exchange, or other conveyance of real estate. At closing, all documents are explained to all parties prior to signing. Settlement lasts approximately one hour. After closing, we disburse all the monies collected at settlement and pay vendors. We also pay off and release the existing mortgages on the property and prepare the loan documents to be returned to the lender.
Documents recorded in courthouse: The title company is responsible for making sure all documents are properly recorded in the courthouse, such as the new deed and mortgage.
