When determining the value of your property, one must first research the local market in order to create a (CMA) comparative market analysis. This report list similar properties that were recently sold in the area to compare from in order to help derive a sales price or value for your home. Although a CMA is not considered an official appraisal, it does provide a very close estimation to determine what your property is worth.

Staging:  The staging process is very important. It starts with a good cleaning, re-arranging furniture, removing personal items from plain sight & in some cases making small repairs to improve buyer potential. The idea is to help potential buyers feel at home when they are viewing the property.

A real estate contract is a document between all parties for the purchase and sale, exchange, or other conveyance of real estate. Real estate contracts are typically bilateral contracts (agreed to by all parties) and should have the legal requirements specified by contract law in general and should also be in writing to be enforceable.

Title companies facilitate the real estate transaction process by coordinating the interests of all parties to a real estate transaction, from the buyers to the sellers, mortgage lender and real estate agents. The objective is to make sure that all requirements for settlement are fully satisfied.

Note: If the seller elects the title company then the seller usually pays for the new owners title insurance policy.

At closing, all documents are explained to all parties prior to signing. Settlement lasts approximately one hour. After closing, we disburse all the monies collected at settlement and pay vendors. We also pay off and release the existing mortgages on the property and prepare the loan documents to be returned to the lender.

Documents recorded in courthouse: The title company is responsible for making sure all documents are properly recorded in the courthouse, such as the new deed and mortgage.
